Land is thought to be an excellent investment because it is not being produced any longer. Only undeveloped property, namely vacant lots, was included in the analysis, along with information on average size and price per square foot. Limestone County in North Alabama was the cheapest area to buy land in Alabama. There are 79,120 square feet of average lot size, with an average price per square foot of 38 cents. Alabama was the 23rd most expensive state, with an average value of $12,356 per acre. In comparison, Wyoming ($1,558 per acre), New Mexico ($1,931), and Nevada ($2,116) are the cheapest states. And where is the most valuable land? In New Jersey, an acre of land is worth $196,410. Rhode Island ($133,730), Connecticut ($128,824), and Massachusetts ($102,214) are the next three states. Talladega has a population of 15,522 people and is located in Alabama. Talladega is the county seat of Talladega. Talladega residents enjoy a minimal suburban vibe, and the majority of residents own their homes. Talladega residents tend to be liberal. You should look for the best land for sale in talladega county alabama.

Here are a few crucial points to remember:

  • Alabama’s cash rental prices have changed somewhat since 2020.
  • Cropland was $66.5 on average, down $1.50 from 2020.
  • Pastureland costs an average of $24 per acre, up $1 from 2020.
  • Irrigated cropland had a statewide rate of $120 per acre, compared to $64 for non-irrigated cropland.
  • Cropland cash rental prices in surrounding states changed in a mixed bag, with rates rising in Georgia, Mississippi, and Tennessee but falling in Florida.
  • Cash rent varies widely by county in Alabama, with the following counties having the highest rates:
  • In the Wiregrass region, irrigated cropland
  • Cropland in the Northern Valley, Coastal Plains, and Gulf Coast regions that is not irrigated
  • In the Wiregrass region, there is a lot of pastureland.

Final thoughts

Agricultural producers and landowners might use average cropland and pastureland cash rental rates to design lease arrangements or make production decisions. Farmland cash rental rates can be beneficial for amending lease agreements as well as planning production expenditures. On August 27, 2021, the USDA’s National Agricultural Statistics Service revealed farmland cash rental rates. For each county, rates are given for irrigated agriculture, non-irrigated cropland, and pastureland.

In Alabama, as in its neighboring states, cash rental values have gradually climbed over the last decade (figure 1). Alabama’s cropland averaged $66.5 per acre, down 2% from 2020. Irrigated cropland had a rental cost of $120 per acre, down $15 from 2020, while non-irrigated cropland had a rate of $64 per acre, down from $22 or $23 for the previous six years. Pastureland rented for $24 per acre in 2018, up $1 from 2020. Both farmland and pastureland rental values have increased modestly in all states across the area during the last decade. Alabama’s crop rates lag below the rest of the country, with Georgia leading the way at $135 per acre. In terms of pastureland, Alabama is only second to Georgia, which has the highest rate in the region at $30 per acre.
